A real maintenance visit is a measurement exercise, not a look-and-nod. We check refrigerant pressures and temperature split, measure amperage draw on the compressor and fan motors, test capacitors against their rated tolerance, inspect the contactor for pitting, clean the condenser coil, flush and treat the condensate drain, verify the float switch works, check static pressure across the filter and coil, and inspect the heat exchanger on the heating visit.
You get the readings afterwards. A capacitor measuring below tolerance is a part we can replace for a modest sum during a scheduled visit — or the reason your system dies on the hottest afternoon of the year if nobody looks at it.
Systems here run five to seven months a year, attics reach 130–150°F, and outdoor units face dust, cottonwood, and grass clippings that pack a condenser coil solid. That combination is why equipment in DFW ages faster than the same equipment would in a milder climate, and why the failures we see most — capacitors, contactors, clogged drains, dirty coils — are almost all preventable.

Honestly, it depends on your system. On equipment under about five years old that’s still under warranty, the value is mostly in catching a drain clog or a weak capacitor before it strands you.
