Asset inventory: make, model, serial number, location and age recorded for each unit
Filters checked and condition noted; coils inspected for dirt, damage and hail
Belts and bearings inspected for wear, tension and alignment
Condensate drains, pans and traps checked for blockage and overflow risk
Amp draw measured on motors and compressors; capacitors and contactors tested
Refrigerant pressures and supply/return temperatures recorded where applicable
Economizer operation verified: dampers, actuator and sensors
Thermostat and controls: setpoints, schedules and sensor readings checked
Visible electrical and safety items: wiring, disconnects, burners and flue where applicable
Photos of each unit and of anything that needs attention
Deficiencies listed with a repair priority: urgent, soon, or monitor
Not included unless it is in writing
A maintenance visit is an inspection and test. Cleaning, adjustment or replacement beyond the checklist is only included when your written agreement lists it.
Parts, filters, belts, refrigerant, permits, cranes and emergency repairs are included only when quoted and approved in writing.
Anything we find is reported with photos and a priority, and quoted separately. Nothing is replaced without your approval.
Industries We Serve
Restaurants & commercial kitchens — RTUs, make-up air, walk-ins, reach-ins and ice machines on one schedule.
Office & medical — Comfort and humidity control for occupied suites, with visits scheduled around patients and staff.
Retail centers — Multiple RTUs per tenant space, documented unit by unit.
Warehouses & light industrial — Office HVAC plus the larger units serving production and storage areas.
Churches & schools — Equipment that runs hard a few days a week and needs checking before the season, not during it.
Property managers — One agreement and consolidated reporting across multiple buildings.
The Report You Get After Every Visit
Each unit gets its own entry: equipment identifier and location, photos, readings, problems found, recommended repairs with an urgency rating, the technician, and the next visit date. View a sample commercial maintenance report.
How It Works
Request a proposal — Tell us about your property, equipment and locations using the form below. Our commercial team reviews it and contacts you.
Site walkthrough — We walk the site, inventory every unit, and note access, roof conditions and anything already needing attention.
Written proposal, then scheduled visits — You receive a written proposal with scope, frequency, exclusions and price. Once signed, visits go on the calendar and a report follows each one.
Commercial Maintenance FAQs
How often should commercial rooftop units be serviced?
At least twice a year for offices and retail: once before the cooling season and once before heating. Restaurants and other heavy-use sites usually need quarterly visits, because grease-laden air and long run hours clog filters and coils faster.
What happens during a maintenance visit?
The technician works through the inspection checklist on this page for each unit, records readings and photos, and lists any deficiencies with a repair priority. You receive a written report for every unit after the visit.
Are repairs included in a maintenance agreement?
No. Repairs, parts, refrigerant, permits and crane lifts are quoted in writing and only done with your approval. Filters and other consumables are included only when your proposal lists them.
Why don't you publish prices?
Commercial pricing depends on the number and type of units, roof access, location count and visit frequency. We quote after a site walkthrough so the price matches the equipment you actually have.
Can you take over equipment another contractor installed?
Yes. We service commercial equipment regardless of who installed it, and the first visit documents the current condition of every unit so you know what you have.
Can multiple locations go on one agreement?
Yes. The Portfolio option puts multiple properties on one schedule with consolidated site reports and a named account contact.
Can refrigeration be on the same agreement as HVAC?
Yes. Walk-in coolers and freezers, reach-ins and ice machines can be added to your agreement alongside your HVAC units.
What if equipment fails between visits?
Call 214-900-2533. Emergency repairs are separate from the maintenance agreement and are billed at the rates stated in your proposal.
