A ductless mini-split pairs a small outdoor condenser with one or more wall-, ceiling-, or floor-mounted indoor heads, connected by a line set that needs only a three-inch hole through the wall. Each head heats and cools its own zone independently.
In Dallas–Fort Worth we install them most often for the rooms a central system was never designed to reach: converted garages, second-story bonus rooms, sunrooms, primary suite additions, home offices over a garage, and historic homes in areas like downtown McKinney and Denton where there's nowhere to run a duct.
Two reasons. First, there are no ducts — and duct leakage in a hot North Texas attic commonly wastes 20–30% of the conditioned air a central system produces. Second, mini-splits use inverter-driven compressors that modulate continuously instead of cycling on and off at full power.
The result is a system that sips power at partial load, holds temperature within a degree, and removes humidity steadily rather than in bursts. On a per-room basis, nothing else comes close.
A single-zone system is one outdoor unit serving one indoor head — the right answer for a garage, an addition, or a single problem room. A multi-zone system runs two to five indoor heads off one outdoor unit, each with its own thermostat and setting.
Multi-zone is more efficient use of outdoor wall space and often cheaper than several single-zone systems, but the outdoor unit has to be sized for the combined load. We calculate that properly instead of stacking heads onto an undersized condenser — a common shortcut that leaves every zone underperforming.

Yes, with multiple zones — and it's an excellent option when existing ductwork is failing or nonexistent. For a home with sound ductwork, a central system usually costs less for equivalent comfort.
Nearly all of them do, and they heat very efficiently in DFW's mild winters. Modern inverter models hold useful heating capacity well below freezing.
Yes, provided it's sized for the space and the garage has some insulation. An uninsulated garage door and bare metal roof will fight the system, so we factor that into sizing — and sometimes recommend insulating first.
The indoor head is very quiet — quieter than a central system's registers on high. The outdoor unit is compact and much quieter than a conventional condenser, which matters on tight lots.
Clean the washable filters monthly during heavy use and have the indoor coil and blower wheel professionally cleaned annually. Because the head sits in the living space, skipping that cleaning eventually shows up as odor and reduced airflow.
